Specialist Disability Accommodation (SDA) NDIS Funding Levels Explained

Specialist Disability Accommodation (SDA) is funded under the National Disability Insurance Scheme (NDIS) to provide purpose-built housing for people with extreme functional impairment or very high support needs.

The SDA design standards classify dwellings into four main design categories — Improved Liveability, Fully Accessible, Robust, and High Physical Support — plus an additional classification known as Appendix H housing. Each category defines the level of accessibility, safety, and technology features included in the home.

Improved Liveability housing is designed for residents with sensory, intellectual, or cognitive impairments. These homes incorporate features such as improved lighting, clear wayfinding, and easy-to-navigate layouts that enhance comfort and promote independence in everyday living.

Fully Accessible dwellings cater to individuals with significant physical disabilities who require mobility aids. These homes feature step-free access, wide doorways, accessible bathrooms, and fittings such as adjustable benches and automatic doors, ensuring safe and convenient use of all areas.

Robust housing is built for people who may exhibit complex behaviours or require a safe, resilient environment. The design prioritises durability and security, with reinforced walls, impact-resistant materials, soundproofing, and private, low-stimulation spaces to minimise environmental stressors.

High Physical Support dwellings are the most technologically advanced and supportive homes. They are intended for individuals who require intensive personal care or medical support. These homes include features such as ceiling hoists, emergency power backup, advanced communication systems, and assistive technology integration.

Appendix H refers to funding that allows an NDIS participant who has approved SDA funding to live in a shared dwelling with one or more persons who do not themselves hold SDA funding — such as a partner, parent, sibling or friend. This funding is applied as an addition to a participant’s NDIS SDA funding which will be one of the categories mentioned above.

Each level of SDA funding reflects different support and design needs, ensuring participants can live with greater independence, safety, and dignity in a home that suits their unique requirements.
