A look at Appendix H SDA Funding ~ enabling participants to live with their family and friends

Appendix H funding is a pricing provision in the SDA framework that allows an NDIS participant who has approved SDA funding to live in a shared dwelling with one or more persons who do not themselves hold SDA funding — such as a partner, parent, sibling or friend.

This means that a participant is able to live in their SDA home with a non-SDA housemate or family member, without the non-funded person needing their own SDA allocation.

If a participant with SDA funding wishes to have Appendix H funding applied, they will need to apply for it as part of their NDIS plan. The SDA funding paid through the NDIS is then adjusted to reflect that there is “one SDA-funded resident sharing with non-SDA resident(s)”.

The non-SDA resident pays a separate rental amount as agreed with the provider. Their tenancy in the home does not generate additional SDA funding.

Who can use Appendix H?

Only NDIS participants who already have approved SDA funding in their plan can apply for Appendix H to be applied. Their housemate(s) don’t need SDA funding. The shared dwelling must still meet the SDA enrolment requirements for the approved participant’s design category such as High Physical Support (HPS), ensuring the usual accessibility design standards are met.

While published data on the number of participants currently utilising Appendix H is not readily available from the NDIS, our tenanting division, The Disability Housing Centre, has a number of homes tenanted with participants with Appendix H funding and the team receive a steady stream of enquiries from participants looking for a home they can reside in with their family members.

Appendix H provides a flexible housing option allowing SDA-funded participants to live with non-SDA residents and has been a welcome addition to the NDIS SDA funding model since it was introduced in 2023.
